What Do I Need To Qualify?

A valid ITIN card or letter issued by the IRS.

A minimum down payment starting at 15% (qualifying terms vary between 15% to 30% based on credit history and debt ratios).

Alternative credit verification, utilizing 3 alternative tradelines (such as rental history, utility bills, or auto loans) to establish a reliable payment history.

For self-employed individuals: 24 months of bank statements (personal accounts or DBA structures are accepted) to calculate true cash flow.

For W-2 employees: Standard W-2 forms and consecutive recent pay stubs.

A maximum Debt-to-Income (DTI) ratio of 43%,which can stretch up to 50% if strong compensating factors are present.
