What Do I Need To Qualify?

VA loans offer much more flexible credit guidelines than traditional mortgages. If you have experienced past financial hurdles like a bankruptcy or foreclosure, you can absolutely still qualify once the standard waiting periods are met, provided you have established a stable, on-time payment history since then.

Unlike most conventional loans, VA mortgage loans don’t require a money down payment when you take it out.

VA loans are fully assumable. This means when you are ready to sell your home, a qualified future buyer can legally take over your existing mortgage and lock in your lower interest rate—even if they do not have a military background themselves.

You must have proof of prior service or active duty in any of the previously stated military branches.

The candidate must not have been dishonorably discharged in order to qualify for a VA loan.

What are the benefitsof a VA Loan?

Homeownership can be difficult to accomplish for veterans or families of veterans who are struggling with stable income. Many do not have the means of obtaining a conventional loan, which is why VA loans are a good solution.

Most VA loans don’t require money down, which can save homeowners a substantial amount of money. The Interest rates are also much lower than that of a conventional loan with the option of refinancing as well.

Non-QM Loan Requirements: What to Expect

Requirements

Income

Verified via Bank Statements, DSCR, Assets, or P&L. No W-2s required for most programs.

Reserves

Lenders may require you to have 3-12 months of mortgage payments saved in the bank after closing.

Loan Limits

Can often go up to $3 Million+allowing for luxury purchases.
